You may have heard the problems some foreigners have had when building here in Pattaya, well if I'm managing your new house building project you won’t suffer the same fate as the customer who contacted me below:-

Dear Richard,

I  met a Thai lady in Pattaya on a trip a couple of years ago, and we decided to stay together, I rented her a small apartment while I was back in the UK & we kept in contact 2 to 3 times a week, on my last trip to Pattaya I decided to get a house built.

We purchased some land in a Thai company name in the Pattaya countryside, as I was not aware where I could find a builder, my lady friend introduced me to a local Thai lawyer she knew, who she said had builder contacts. We were introduced to the builder and he showed us some of his previous work, the builder then agreed to get us some house plans drawn up and we agreed.

After receiving the plans we were quite impressed by what he had come up with, shortly after this a price quotation followed of 5.5 million baht for the complete construction, we though it over and I agreed to go ahead.

On what I thought was a very basic contract there was one issue that concerned me, it was the fact that the builder wanted payments on a regular monthly basis, I questioned this and the lawyer and my lady friend both assured me this was fine and the normal procedure, and so I signed.

We went ahead and started the building project, shortly after that I had to return to the UK to work, but the builder info rmed me that he would email me photos of the construction on a regular basis, this did happen and I continued making the payments.

My next trip to Thailand was drawing close I had already parted with 4.3 million Baht, (65,000 GBP). It was 3 weeks prior to coming to Pattaya I could not manage to contact my Thai lady friend and I was a very concerned. On my arrival in Pattaya I went to her apartment only to be told she had not paid the rent for 2 months and that they had eventually asked her to leave and had no idea of her current whereabouts. Naturally I was distressed!

Immediately I went to look at the new house, when I saw the site I was devastated, all there were was a few concrete piles sticking out of the ground and no sign of any builders. I rushed to see the lawyer he wasn’t at all helpful, he said he had no idea where the builders were or how to contact them.

So it was now looking as if I had lost over 4 million baht. I did go to the police and asked if they could trace them but as I had no copy of their ID cards or proper names they said there was very little they could do.

I learned my lesson the hard way, and so next time around I will be employing your services.
